Q:

damp in bedroom ceiling

i noticed today that the corner of my son's bedroom is very damp, indeed quite wet. We have noticed before that the outside wall is quite cold compared to other walls in the house and I wonder if moisture is getting in from somewhere and making the whole wall damp.
I have been up to the loft and there seems to be no leaks. I have lifted the insulation at the spot where the damp is but it seems dry so I am assumimng the damp is between the ceilng and the loft floor. the outside wall has just been reharled so I think that is OK. any ideas?

Damp in the corner of rooms is a common occurrence particularly in older properties without a cavity, if it is a recent occurrence it may be because you have had new energy efficient windows installed or loft insulation and the corner of your sons rooms has become the coldest surface which then attracts all the humidity in that room and adjacent rooms if doors are open.

There are a number of options to help alleviate the situation one is to improve the ventilation via trickle ventilation and or open windows which allows the humid air to flow outside, or use a dehumidifier to extract the moisture, another possibility is to batten and insulate and then replaster the room, or fasten insulated plaster boards to the walls and then skim finish them.

The only caveat to add to this is if for some reason you are generating excessive moisture in the house the problem may move elsewhere.
