I am in the process of selling my house. Around two years ago before deciding to sell I was made aware by an electrician that I may need to look at having the house re-wired. It has been on my 'to do' list since then. Now I am selling two things are coming into my mind. 1) Should I sell my house and let the person buying know the same advice I received 2) Should I get it done before selling. I only want to do number 2 if it will add value to the house.
So will it add value and what price range would you expect to see on quotes for a 2 bed semi detached house.

A report called an EICR (electrical installation condition report) will tell you all you need to know about the state of your electrical system. This is a report that details the safety and suitability of your system for continued use. It will produce either a satisfactory or unsatisfactory result. This should cost around £120-£150 for a thorough test on a property your size, and should be the precursor to any thoughts concerning a rewire. No-one can tell if a property needs rewiring just by looking at it, and verbal advice is not worth the paper it is written on.
Ask for a full range of tests across all circuits and 100% sampling rate on inspection of accessories. This should take around 4-6 hours if done thoroughly. If anyone quotes you vastly cheaper or quicker, it may not be as thorough as is required.
If the result is satisfactory then you can produce this to a buyer as proof of safety. If unsatisfactory, then remedial work may be required , but it may not take the shape of a full rewire.
A rewire whilst the house is lived in can be difficult for both you and the contractor. It usually takes longer than an unoccupied rewire and you should expect the cost to reflect that. If a rewire is needed get at least three quotes, and think long and hard before you just go for the cheapest.... it's rarely the best job. To give you a figure for a rewire would be misleading. It can depend on your location in the country, the specification of the job, the timescale involved, etc.

Firstly I would look at getting an inspection report done EICR by an electrician this will high light any faults that may be there and any none conformities with the current regulations Bs7671-2008(2013)
If the wiring is ok and there are just minor things that don't meet the regs code 3's you can either get these put right or leave them that's your decision. If you sell and the surveyor picks up on the age of wiring etc he will note this and it then gives the buyer a little bargaining tool in the price as this will cost them to get it put right and they would be looking at getting a reduction to cover the cost.
